Edinburgh Property Works is a small family run business and is the trading name of Russell & Telfer Ltd. My Father started R&T back in 1963.
Working on lots of different small projects for my wonderful private clients I enjoy attending to a variety of maintenance repairs. From Bathroom works, Furniture assembly and repair, Detailed Silicone replacement, Joinery works, Timber bed frame repairs and central spine strengthening, Luxury Vinyl Tile flooring, Bath panels, Shower screen replacement and repair assessment, Timber window repairs and Ironmongery replacement, Kitchen cabinet repairs, Draught proofing & Pipe boxing access panels to name but a few.
Okay, so Silicone replacement really needs more of a mention here. I get enquiries about Silicone repairs from leaking showers every week and we have all seen it before - silicone smeared around a bath or shower tray that looks like it was applied with an old paintbrush! Or your shower tray and screen is leaking due to defective silicone or incorrect installation and it's also black and mouldy - Yuk! I can help here and can do so much better - with good technique and careful, repeat careful, preparation. It's so not a "quick job" and the only way to achieve a good finish is to spend a lot of time removing the old silicone and silicone residue and preparing the joints, which is key for application of new, high quality bacteria resistant silicone sealant. In almost all situations it requires temporary removal of the existing shower screen to carryout the repair properly as recommended by all shower screen manufacturers installation instructions - no paintbrush needed - that's a promise! I get many enquiries about clients shower screens leaking, either due to the silicone joints or grout line joints failing, incorrect installation and position of the shower screen. The majority of shower screen leaks come from the vertical wall profiles of the showers screens and can be repaired although depending on the age of the shower screen, its sometime more cost effective to replace the screen - always happy to look at and provide feedback on your shower screen!
Most hotels have their own maintenance staff and it's always a pleasure to work alongside these guys and give support and a helping hand when their maintenance workload is maxed out. General maintenance repairs can sometimes back up and that’s where I come in. It might be a one off repair to a door lock, self closer, replacement ironmongery or it's a broken shower tray that needs replaced (carefully without demolishing the place!). Working closely with a long established Edinburgh plumbing and heating family firm, replacing shower screens and bathroom vanity units and a registered installer of "Multipanel" for shower and bathrooms, a decorative wet wall panel system manufactured by Edinburgh based Grant Westfield.
Edinburgh Property Works also carry out maintenance to city centre offices, in addition to very varied maintenance works for certain Edinburgh Museums and College property.

Kenneth provided a superbly professional service in replacing our shower screen and associated silicon. Indeed, he went even further and carried out additional, unexpected enhancements to ensure that, on completion of the job, the overall shower room was left in a pristine, “as new” condition.
From the outset, it was abundantly clear that Kenneth was a passionate and expert technician who fully understood his subject. He explained his recommendations in detail to ensure that we were comfortable with our particular requirements. We were further appraised of developments as the job progressed.
His project management was first class and his customer communication demonstrated complete control at all times. Total tidiness and cleanliness was evident throughout with replaced parts being continuously packaged and removed from site.
As customers, we are delighted with the work that was carried out by this trader and very highly recommend the company.

I suspected that water was getting in behind a section of my shower where silicone sealant was loose. Also silicone sealant was coming away in a couple of bits in my shower. Also I had noticed that some grout was loose so concerned again water was leaking in behind.
The seal along the bottom of the shower door also needed to be replaced as it was difficult to clean.
I found Russell & Telfer from doing an online search for silicone repairs.
Once I looked at all of the glowing reviews with almost identical issues I had no hesitation in contacting Kenneth.
I emailed in a Sunday and had an email back with a request for further information and pictures. Kenneth then contacted me the next day and came around that afternoon to assess the job.
Like everyone else has already said, he is knowledgeable and explained what my issues were, showed me the damage and suggested what would need to be done.
He made it clear that it wouldn’t be a cheap job and he would also need to contact a Tiler to redo the grout as he didn’t do that. The tiler was someone he works with which was great to have them work hand in hand.
He said he would email me a quote which was exactly what we discussed and also said he would give me a timeline of the work.
Everything went to schedule and Kenneth came on the day and time as arranged.
He was meticulous in respecting our property, used plastic sheeting to protect our carpets from the front door to the shower room.
The whole job took 3 days from start to finish and Kenneth cleaned the shower room and the glass doors looked like brand new ones when he had finished.
Kenneth is the ultimate old school professional tradesman that one wishes more were like!
Polite, respectful and a joy to have found.

Once again we were very impressed with Kenneth's punctuality, reliability and faultless communication. Kenneth repaired our three showers which had various problems including leaking under a tiled floor, leaking from the back of a glass screen and the replacement needed of silicone and seals. Kenneth has just completed 2 very professional jobs. The installation of a shower door in our downstairs bathroom and finding a solution to a previously badly fitted , leaking shower door in our upstairs bathroom. The latter was a particularly complex job and required a great deal of discussion and planning before a solution was reached. His attention to detail is impressive and the finished work done to a high standard. Keneth is highly knowledgeable and skilful and an excellent communicator. We would highly recommend Kenneth and would happily use his firm again.

We reached out to Russell & Telfer Ltd when we ran into problems with our shower screen and the shower unit itself. Kenneth Telfer came round to assess the problem we faced. He found it was leaking in multiple places around the base of the screen. The joints at the base of the screen were seeping and corroded. All the silicone around it was in a very bad shape. Kenneth showed us where the damage you could see was (later he would send us images of how bad it was when the shower screen was removed). We agreed with Kenneth’s recommendation to replace the shower screen and all silicone joints, looking to the future rather than any attempt at some form of temporary fix. Kenneth works closely with another company (plumbing and heating engineers) and he engaged them to fix the dripping shower unit for us. We were really impressed with Kenneth’s professionalism, his attention to detail and how he communicated everything to us. His timekeeping was impeccable. The link between Kenneth and the other company was great from our perspective – as it took away with the hassle of sourcing a plumber and it would have delayed the replacement of the shower screen. The work was signed, ‘sealed’, delivered and it feels like we have a brand new shower. Kenneth did a brilliant job. Thank you.

Kenneth did two jobs for me: the first was stripping and then replacing anti-slip strips on a shower base which was done meticulously and I was very happy with the result. The second job was opening and replacing a broken latch to a room which again was done in a very thorough and professional manner with no mess. Kenneth is very friendly with good communication before and during the jobs. I wouldn't hesitate to use him again or recommend him.

I had a leaking shower screen due to poor installation. Work was completed to remove the screen, replace all the sealant ( including sealing a cracked tile) and refit the screen. Work was done to a high standard and everything was left cleaner than it started. I was kept informed and received speedy correspondence regarding work needed and when there was availability. Very happy with this trader and would gladly recommend.

Downstairs neighbour was getting water ingress. Our shower sealant looked fine, but when Kenneth tested it - eek! Nothing was adhering! Bigger job than I had envisioned, but Kenneth explained everything, kept me informed throughout and even took photographs to show what it was like when he removed the screen. I had been blissfully unaware of such problems and it was an education to hear him patiently explain how he would fix them. So I reckon Kenneth has saved me a small fortune in future repair bills for water damage!
Kenneth reinstalled and re siliconed my shower cubicle frame with top grade silicone. He even went to the trouble of installing quadrants for additional protection around the shower tray base. Now it all looks reassuring and better than new.

Amazing, above and beyond professional service. I needed an old shower screen taken out and installation of a new one. Kenneth was fantastic with advising, ordering and installation and really went out of his way to make sure everything was done to the highest standard. He also did additional sealant work along the wall by the shower screen and did a professional clean of my shower grouting, which was really so much appreciated. Great guy - really knows his stuff, very pleasant and great attention to detail. I wouldn't hesitate in recommending him.

Kenneth provided a detailed and valuable opinion when our shower en suite leaked into the flat below ours. As we are now living abroad, his clarity and honesty was critical. He approached the job as if it was his own property and not a long term rental: with integrity and our parameters clearly in his mind. Before, during and after the job, there was excellent communication, plenty of updates and a very obliging attitude to the extra admin work required for the insurance claim.

Kenneth and his colleagues carried out a refit of our shower room, including laying a new floor. His work showed an impressive attention to detail throughout and he took particular care to check details with me to make sure we were in agreement. Kenneth repaired a small, but awkward, section of bathroom floor that had been damaged by water. He explained what the job entailed and showed me the work in progress. Having had to take the bath panel off, he replaced it neatly, even providing caps for the screws - it looked better afterwards than it had done originally. Kenneth also gave me useful advice about improving the shower screen arrangements. The area was left clean and tidy.

We had a small job that needed doing in our bathroom - some skirting needed to be added around the bottom of the wooden box hiding a cast iron pipe. It was a bit fiddly due to the presence of a sunken floorboard and we also wanted an access hole properly covered and sealed.

A large kitchen unit door became detached from the carcass ripping out the wood into which the hinge was screwed. Kenneth came out, performed an analysis, provided a robust solution and produced a fair quote.

We had new bath panels supplied and fitted and silicone replaced in the kitchen and bathroom. Kenneth carried out all of this work to an excellent standard and we are very pleased with the result. He also alerted us to another issue in our bathroom and sourced an appropriate trader for us for which we were very grateful, as we have avoided problems with water damage as a result. We would not hesitate to recommend Russell & Telfer and to use this firm again.

I had all the sealants replaced in my kitchen and bathroom and shoddy work carried out by previous traders put right. Also an inefficient shower seat replaced which was very difficult to remove and meant that one tile had to be taken out and replaced before the new seat could be installed. All done very efficiently. All in all I feel I have a new bathroom and kitchen.

Kenneth took on two small projects in my home -- installing a wall of bookshelves, and adapting a fitted piece of furniture for a new use. He was prompt at replying to my enquiry and scheduling the job, and ultimately did excellent work. The bookshelves look great and the wall-mounted furniture frame came out without any wall damage, which is no easy feat given the crumbly old plaster he was up against. Will call him next time I have a project, and would recommend without hesitation.

Kenneth quoted for and fitted custom made-doors to our large bookshelves, rendering them toddler-proof. He did so really quickly, appreciating that this mattered a great deal to us. It might not have been a very big job for him (or rather it was probably small and fiddly and not entirely worth his while!) but he made our custom feel valued. Communication throughout was first class. Managed to work extremely quietly- I was on night shift but slept through all his work!- and cleaned up afterwards leaving the area spotless. So pleased with the end result.

I needed the sealant in my shower cubicle and the surrounding kitchen sink to be replaced. Kenneth was very friendly, on time, professional from the day he came to look at the works. He provided the quote very quickly. He arrived on the date and time agreed and did the job very efficiently and thoroughly. My shower cubicle and kitchen tiles looked as good as new. He was very tidy and left no mess whatsoever. He was also very helpful in giving tips on how to maintain the tiles. Also he put extra sealant on some area where it was missed by the original shower installer. I can only say I have never met such a professional trade man who did an ace job and left me very happy with the result. I cannot recommend Kenneth enough. Will definitely use him again for future works including joinery works which he is also expert in.

Russell and Telfer were outstanding. I had a complex challenge to fix a bed which involved making a key custom built piece of wood with metal. This did not phase them and this was produced quickly, worked perfectly.

Kenneth came round at very short notice to take a big wooden TV unit off the wall that I had been grappling with for days. We had an on-going problem with a leak in our kitchen which is back-to-back with our laundry room. There was originally a leak in the laundry room which was fixed but another leak appeared under the kitchen sink.
Kenneth was very thorough & traced the leak to the set-in sink which he painstakingly addressed. We are delighted with the finished result as Kenneth resolved this issue.

I had pipe work under my shower tray lowered, to enable me to have shalower tray. Therefore easier access, joinery work connected to this was carried out to a high standard. Also afterwards the new flooring was fitted, which I really like.

We had an inexplicable leak from a shower unit. The source of the leak was not visible but was causing problems to our neighbour below. Russell & Telfer undertook a thorough and meticulous investigation and identified the source. The drew up a proposal and we agreed to have the tiles, shower base and shower enclosure completely replaced. Russell & Telfer stripped all the tiles, removed the shower base and enclosure and disposed of them. On completion they identified that one wall was still damp and installed an industrial humidifier... at no extra cost... for ten days to dry out the wall. They then installed premium quality shower panels, a low profile shower base and shower enclosure with great care to ensure everything was true and plumb. and obviously watertight.
We could not be happier with the work.
